Not all community services happen every week, but that doesn’t make them any less important. From annual gutter cleanings to concrete repairs, roof evaluations, speed bump striping, and asphalt patching, every community has a list of maintenance items that are easy to delay… until they become expensive emergencies. That’s where our Preventative Maintenance Oversight comes in.
These are one-off or seasonal service needs that don’t require constant attention, but absolutely require professional oversight. We help your board plan ahead and manage each project from start to finish. That includes selecting the right vendors, inspecting the work as it happens, confirming completion to standards, and providing full documentation for your records. Each item is tracked on a timeline appropriate to your community’s needs, whether that’s once a year or every few years.
To support this effort, we also offer a detailed Reserve & Maintenance Audit. For a one-time fee, our inspectors walk your entire property, identify what needs attention and when, and produce a written report (15-30 pages) with photos, timelines, and nearby vendor suggestions. It’s a valuable tool for long-term planning and budgeting, especially for boards managing aging infrastructure. We know that small maintenance gaps can lead to major costs. Our goal is to help your board stay ahead of the curve and avoid unnecessary spending by managing these projects with the same discipline we bring to year-round vendor oversight.
